01. Dormer Loft Conversion in Ealing

Dormer Loft Conversion in Ealing

Rear dormers are one of the most common and practical loft conversions we undertake in Ealing. In simple terms, it involves building out the rear part of your roof with a straight, vertical wall and a flat roof section. It might look like a simple box from the outside, but inside, it makes a world of difference. Homeowners we’ve worked with in areas like Hanwell, South Ealing, and West Ealing have chosen rear dormers when they needed to create a proper double bedroom with enough headroom to stand comfortably, and in many cases, enough space for an en-suite. This type of conversion typically doesn’t require full planning permission, making it a faster and more affordable option for families who prefer not to disrupt their lives with a ground-floor extension. This works well if: Your loft is too low to use as-is, You live in a terraced or semi-detached home, You want a cost-effective way to add another functional room.

02. Velux Loft in Ealing

Velux Loft in Ealing

Not every loft needs major structural work. In many Ealing homes, especially those with decent loft height and a good roof pitch, a Velux conversion is often all that’s needed. Rather than building out the roof, this type of conversion adds roof windows (Velux is the well-known brand) to bring in natural light and ventilation. The shape of the roof remains the same, which keeps costs lower and often means there is no need for planning permission. We’ve installed Velux-style lofts in homes across Ealing, from South Ealing terraces to Edwardian houses near Ealing Common, usually where families want a quiet home office, guest room or a bright, open play area without the disruption of major construction. When this type of conversion works well: Your loft already has enough standing room You’re in a conservation area where altering the roof isn’t allowed. You want a budget-friendly way to make the most of your unused loft What homeowners tend to like about this option is how little disruption it causes internally and externally. No scaffolding, no major roof work, just a well-insulated, functional space with natural light overhead.

03. Mansard Lofts in Ealing

Mansard Lofts in Ealing

Many homes in Ealing, particularly around Ealing Broadway and Northfields, feature beautiful period details but often have limited loft space. If that sounds familiar, a mansard conversion may be the right fit. This type of conversion completely alters the shape of your roof. One or both slopes are replaced with steep, almost vertical walls, and a flat roof is built on top. What you gain is a full-height room with a clean, square shape, ideal for turning into a spacious bedroom, bathroom, or even a home office. We’ve helped several homeowners in period terraces and townhouses obtain the planning permission required for this type of project. It’s more involved than a standard dormer, but the payoff is a much more generous and flexible space. This makes sense when: You live in a Victorian or Edwardian property. You want to maximise internal space without moving. You’re happy to go through a more detailed planning process for a bigger resul.t

04. Hip to Gable Lofts in Ealing

Hip to Gable Lofts in Ealing

If your roof slopes in from the side as well as the front and back, you likely have a hipped roof. While it looks neat, it eats into your loft space. That’s where a hip-to-gable conversion comes in. We’ve done a number of these in Ealing’s semi-detached homes, particularly in areas like Greenford and Perivale. The process involves extending the hip side of your roof upwards to create a straight gable wall. When combined with a rear dormer, it dramatically increases both headroom and usable floor space. This type of conversion is excellent if your current loft space is too limited to make proper use of, or if you’re planning to create a large main bedroom with storage and an en-suite. Good for you if: You have a semi-detached or end-of-terrace property with a hipped roof. . You want to create a full-width loft conversion. You need enough space for more than just a small loft room.

05. L-shaped Lofts in Ealing

L-shaped Lofts in Ealing

In the streets around Ealing Common and Acton, many of the older terraced homes feature a rear outrigger, a type of extension that juts out at the back. If that’s the case with your home, an L-shaped dormer might be the perfect fit. This type of conversion links two dormers, one located in the central part of the roof and the other on the rear outrigger, forming an L-shape from above. It gives you an ample, flexible loft space that can often accommodate a bedroom, a bathroom, and even a bit of built-in storage or a study area. We’ve found it’s a popular choice for growing families who want to stay in the area without compromising on space or comfort. Best suited to: Victorian or Edwardian homes with existing rear extensions. Households looking to create multiple rooms in the loft. Projects where space and layout flexibility are key.

06. Bungalow Lofts in Ealing

Bungalow Lofts in Ealing

For many homeowners in Ealing and surrounding areas, bungalows offer generous plots and quiet neighbourhoods—but not always enough internal space. A loft conversion can completely change that. By converting the unused attic into a functional living area, you can dramatically increase your home’s footprint, without extending outwards or altering the charm of your property. Whether you’re adding extra bedrooms for a growing family, creating a home office, or just looking for more breathing room, a well-planned loft conversion can make all the difference. What’s involved? Every bungalow is different, but most conversions involve one or more of the following Adding dormer windows to bring in light and headroom. Changing the roofline to make the space more practical. Improving insulation and ventilation to meet modern standards. This type of work is especially effective in bungalows with a good-sized attic and a traditional rafter-style roof, as opposed to trusses. In many cases, it’s possible to add a large master bedroom with an en-suite, a study, or even a small lounge.

07. Pitched Dormer Conversion

Pitched Dormer Conversion

If you’re looking to gain a bit more room in your loft while keeping the original character of your home, a pitched dormer could be the ideal solution. Unlike flat-roof dormers, a pitched dormer is built with a sloping roof that mirrors the style of your existing roofline. It adds extra headroom where you need it most, often just enough to comfortably fit a bedroom, small office, or en-suite, without drastically altering the property's exterior appearance. We often recommend pitched dormers in parts of Ealing where local planning policies are stricter, particularly for homes in conservation areas or where visual continuity with neighbouring properties is essential. Why homeowners in Ealing choose pitched dormers: You want to keep the traditional shape and charm of your roof . You need a bit more standing space but not a full-scale loft extension. You live in an area where flat-roof dormers are restricted or discouraged This type of dormer typically offers less floor space than a rear or L-shaped dormer. Still, it’s an innovative, sympathetic way to enhance a period property or add just enough room to make your loft genuinely usable.

08. Modular Lofts in Ealing

Modular Lofts in Ealing

Modular loft conversions provide a modern, time-saving alternative to traditional building methods. Instead of building the new loft space entirely on-site, the main structure is prefabricated in a factory, then delivered and installed in one piece (or in sections) onto your home. We’ve seen a growing interest in this method among Ealing homeowners, especially those who want to avoid lengthy, noisy construction periods or who live in densely populated areas where on-site space is limited. A modular loft conversion involves removing part (or all) of your existing roof, then craning in a ready-made loft unit that has been custom-built off-site. Once delivered, the module is positioned, secured, and connected, typically within one to two days. Interior finishing works follow shortly after. Since the majority of the construction takes place in a controlled environment, quality control tends to be high. There’s less room for delays due to weather or site access, and minimal mess or disruption at your property.

How long will a Loft Conversion take?

Different types of Loft Conversions have different completion durations. For example, a rear dormer loft conversion on a terraced or semi-detached property typically takes between 4 and 6 weeks to complete. In contrast, a hip-to-gable conversion on a semi-detached property takes around 5 to 7 weeks. These loft conversion timescales are guidelines only, as there are factors that can sometimes hinder our tradesmen on a day-to-day basis, e.g., weather conditions.

Do Loft Conversions Add Value?

Yes, they do! Did you know that by adding a loft conversion to your Ealing property, you can add more than £42,000 to the overall value of your property. If you add an extra bathroom, then the value could be boosted by £10,000. (Source: The Guardian) However, increasing the internal floor space by 10% will add a further £10,000, or 5.1%, to the property's value. Based on average UK property prices, an extension or loft conversion could increase your property's value by over 22% or close to £42,000 and by adding an extra bedroom, could boost the value of your property by 11% or £22,100.

Design and Planning

When planning and budgeting for a loft conversion, the key is to prepare. Start by researching different types of conversions and obtaining an estimate of the associated costs. Additionally, consider ways to save money on materials and labour costs before starting the project. Finally, ensure that you create a detailed budget and plan for the project before commencing any work. This will help ensure that you get the most out of your project.

How to get the Perfect Design of your Ealing Loft?

Before you start the Loft conversion work, you need to consider the layout that you need. In other words, this includes the location of the bathroom, storage areas, and where to place the bed, among other considerations. If you're planning an ensuite, you must take into account the height and the internal spaces so that you can perfectly place the shower and handbasin, which cannot compromise on headspace. Another factor to consider during the early stages is the location of the stairs. Explore all possibilities to maximise the space in your loft conversion.

Do you know that a small decision, such as where to place the door, can make a big difference between a boxy loft conversion and one that is more open? Here are the two main options for designing your loft. Firstly, you need to hire an architect, who can be someone local to you, to visit your house and create drawings that the builders (us) can put into reality. You will be able to tell the architect exactly what sort of design you like and what specifications you need internally. The second option is to hand over the full project to us, as we will design and build your loft conversion to your design. We have local architects who will visit your location and create designs for you. The added benefit is reduced architect costs and the all-inclusive service offered.

Can a Loft Conversion add Balance to your Ealing house?

Why do people in Ealing Opt for a Loft Conversion?

This is because properties in London are small and the majority of the time, they lack the extra bedroom or bathroom that is very much required for a growing family. A loft conversion is an ideal way to balance out your house in terms of proportion. As stated, most loft conversions are designed to add an extra bedroom or two; however, there are other ideas for a loft conversion, such as a cinema room, an office, a playroom for the kids, and much more. If your house has brilliant views, then you must take advantage of this by adding a brilliant loft room. Many people think that the awkward ceilings and beams are a limiting factor when it comes to creating a bathroom in the loft. It is all possible, and we have created beautiful bathrooms in the loft with easy access from the loft bedroom. Another alternative to the toilet is a stylish shower or wet room; however, first, you need to check whether you have the required headroom for the shower. You will need to fit a good-sized window, that is if an extractor is not required. Here is an excellent guide on how to choose the right shower enclosure for your loft room.

Home Office or Kids Playroom in your Loft?

Did you know the loft is one of the perfect locations for your Home office? If you do not want to add an extra bedroom in the loft, but you work from home, then the best alternative will be a " home office". Like all offices, you want to keep your office well-lit, and this can be achieved with some fantastic skylights, which will bring in natural light. In our opinion, go for the light colored blinds as they will still let some light through even when closed, which will allow you to work effectively when the sun sets. The home office loft conversion will utilise the areas around the sloped ceilings in the most productive way. You can have built-in storage on the sides and your desk close to the skylight. On the other hand, lofts make great kids' bedrooms and playrooms, as the extra space is perfect for kids and teens.

loft-conversion-storage1.jpg

Dresser / Walk-in Wardrobe in your Loft

A loft conversion can provide you with ample space and ideas that you can implement. If you've always wanted a walk-in Wardrobe but space is limited around your room, then why not have your very own? We can utilise the space in the eaves with built-in storage, which will solve the problem of the awkwardly sloping roof. You can add a large skylight above your dresser or walk-in wardrobe, positioning it to allow for the most natural light. We love the concept of having a master bedroom in the loft, complemented by the idea of a walk-in wardrobe. For those who do not have space in the loft for a dresser or walk-in wardrobe, they can opt for an open wardrobe or clothes rack, which will dramatically reduce the amount of space required.

Our Loft Conversion Process

Our process includes an initial survey and design, followed by architectural drawings and structural calculations. Here are the eight stages in our Loft Conversion Building Process:

  • Stage 1: Scaffolding is erected to get access to the loft

  • Stage 2: Structural beams are installed into party walls to create timber floor support and front roof elevation with a dwarf wall.

  • Stage 3: Build the dormer structure and install Velux windows.

  • Stage 4: Finish roof tiling to both the new dormer and the front roof elevation

  • Stage 5: Build interior partitions, doorways, and ceilings.

  • Stage 6: Install double-glazed windows together with floor and wall insulation.

  • Stage 7: Install a new staircase between the first floor and the loft.

  • Stage 8: Plasterboard the entire loft and complete it with a plaster skim.

  • Our team is ready always to discuss any aspect of the project in more detail.

FAQ

How much does a loft conversion cost?

-

There’s no one-size-fits-all answer. The cost of your loft conversion will depend on several factors, including the size of the space, the type of conversion (such as a dormer or mansard), the materials you choose, and any additional features like bathrooms or skylights.

That’s why we always recommend a site visit. It gives us a chance to assess the structure properly, listen to what you’re hoping to achieve, and then provide a precise, personalised quote, with no guesswork or surprises later on.

Will it be disruptive to my day-to-day life?

-

We understand that your home still needs to function while work is going on. For most of the build, we keep the work contained within the loft space, so the rest of your home can carry on as usual.

The only time we’ll need access to other parts of the house is during the final stages, typically to install the staircase and carry out finishing touches, such as painting, flooring, and electrical connections. Even then, we plan carefully to minimise noise, dust, and disruption.

Do I need planning permission for a loft conversion?

-

In most cases, no. Many loft conversions can go ahead under what’s called permitted development, which means you don’t need to apply for formal planning permission. This typically applies if you’re staying within height limits and not making significant changes to the roofline.

That said, there are exceptions. If you’re planning a larger build, your property is in a conservation area, or you’ve already made other changes to your home, then full planning permission might be required.

When we visit your property, we’ll take a thorough look and let you know immediately what’s needed. And if an application is necessary, we’ll take care of it for you, start to finish.

Testimonials

What Our Clients Say's

We’re delighted with how our loft conversion turned out. Loft Conversion Ealing constructed two new bedrooms and an en-suite bathroom for us, and the entire project was completed within just 8 weeks, in April. Sunny, the contracts manager, was brilliant to deal with—always quick to respond to messages, even when he was away. A big thank you as well to Kieran and his team, who did a fantastic job on the build. Their attention to detail and work ethic stood out. We’re so grateful for all their hard work and would definitely recommend them—and happily use them again in the future!

Loft Conversion Ealing completed our loft extension a couple of months ago, and we couldn’t be happier with the result. The project was finished in just under three months, with no delays, no unexpected costs, which was a huge relief. Everyone on the team was a true professional, and Sunny kept us informed throughout, which made the whole process feel smooth and well-managed. We’d highly recommend them to anyone considering a loft conversion.

Loft Conversion Ealing completed my loft extension about five months ago and did an outstanding job—the quality of the build was top-notch. More recently, I got in touch with Sunny to ask if the ceiling lights could be adjusted slightly to accommodate a new, custom-built wardrobe. To my surprise, he arranged for it to be done straight away—and at no extra cost. I genuinely didn’t expect that, and it meant a lot. I had a similar experience with a minor issue on the shower door, and once again, the response was quick and helpful. The team at Loft Conversion Ealing continues to impress with their workmanship and, just as importantly, their aftercare. Highly recommend them to anyone considering a loft conversion—you’ll be in excellent hands. Well done to the whole team, and thank you again!
